According to the latest RICS (Royal Institute of Chartered Surveyors) Residential Market Survey, residential property sales in Scotland rose for the first time in more than 6 months. This is certainly true in Kinross-shire, with Andersons having their busiest start to the year since 2021! Both sales and new property listings have been in abundance, with a great variety of properties marketed, from 1 bedroom bungalows to luxury 5 bedroom villas. We have also seen the return of the much loved (or dreaded if you are a buyer) Closing Dates, with four set this year already.
There is certainly something out there for everyone, with a great supply of new properties and an even better demand. In comparison to the great property boom of 2021, the only difference we are encountering is that compared to then, where we saw a huge number of cash buyers, the majority of potential purchasers in 2024 have a property to sell, which is not yet marketed. With many sellers now adding a clause of 8 weeks for missives to be concluded, if the offer is subject to a sale, it is paramount that these properties are marketed as soon as possible.
