As we slowly say goodbye to summer, these are the two predominant questions that every potential buyer and seller ask us at Andersons on a daily basis.
The truth is the market is no where near as buoyant as it has been for the last 3 years. Property prices in Kinross-shire have already reached their peak and whilst certain properties still seem to be in demand and even achieve closing dates, offers even then are still no where near as excessive as they were.
It is however, not all doom and gloom, as there is now a distinct lack of available property, especially in the mid price range. This has been caused mainly by the fact that buyers and sellers who would have moved & sold over a 10 year period, all did so over a 3 year timeframe, which has left us with a lack of property and buyers. This is great news if you are thinking of selling, especially in the lower to mid range asking prices, as whilst sale times are now definitely a lot longer than a week, mainly due to most buyers having a property to sell themselves, this lack of availability is keeping valuations steady, so sellers are still achieving a good sale price and buyers are not having to pay way over the odds.
Seasonal influences are also making a return, with most clients opting to sell in the spring/summer months, when gardens are in full bloom, in an attempt to make their property stand out over any others, to attract the lesser levels of buyers. All in all, we are simply returning to how the property market always operated pre covid times, slower, but more steady and as demonstrated by the very exciting visit of King Charles on Friday, with the huge community spirit that Kinross has to offer, it will always attract house buyers to the area.
