Kinross-shire Property Market: Our Summer 2026 Review

It has certainly been an interesting summer for the Kinross-shire property market! While the wider UK property market has faced continued uncertainty around mortgage rates and affordability, Scotland has remained relatively resilient. Latest figures show Scottish property values continuing to outperform several other parts of the UK, with annual house-price growth of 2.3% recorded in June. Here in Kinross-shire, however, the picture is much more nuanced – and that’s where local knowledge really matters.

A Busy Summer – But Buyers Know What They Want

From our experience on the ground, the summer months have remained productive, with plenty of buyers actively looking for their next home and some properties attracting significant interest. We have continued to see closing dates and competitive bidding for the right properties, particularly where homes are well presented, realistically valued and located in sought-after areas. The wider West Fife & Kinross figures support this. According to data from ESPC during June to August, houses took a median of just 15 days to go under offer, while houses achieved an average of 103.4% of their Home Report valuation. Some 86.2% of all properties sold achieved at least their Home Report value. What has changed is that buyers are increasingly selective. There is more choice in some sections of the market, and purchasers are doing their homework. Properties that are priced too ambitiously or require significant work can take longer to attract the right buyer, while homes offering good value, excellent presentation or something a little special can still generate strong competition.

The Sub-£300,000 Market Remains Particularly Strong

One of the clearest trends we have seen locally is continued demand for properties within the more affordable price brackets. First-time buyers, young families and downsizers remain active, and good-quality homes priced below approximately £300,000 can attract attention very quickly. This is particularly noticeable when there is little competing stock available. A well-presented two or three-bedroom home coming onto the market at the right price can generate enquiries almost immediately. That doesn’t mean the higher end of the market isn’t moving – it certainly is – but buyers spending £400,000, £500,000 and above generally have more choice and can afford to be more particular about location, condition, gardens and specification.

Presentation Has Never Been More Important

Something we have seen repeatedly this summer is the difference good presentation and marketing can make. Today’s buyers often make their first decision about a property before they have even stepped through the front door. Professional photography, drone footage, viewing videos, accurate floor plans and detailed sales particulars all help potential buyers to properly understand a home before arranging a viewing. But the property itself matters too. That does not necessarily mean spending thousands of pounds on a new kitchen or bathroom before selling. Often relatively simple things – decluttering, making rooms feel light and spacious, tidying gardens and presenting each room with a clear purpose – can make an enormous difference. Our job is not simply to put a property on the market, it’s to make sure that when it does appear, buyers want to come and see it.

What Is Happening With Prices?

Headline statistics need a little caution in an area such as Kinross-shire because the properties sold from one month to another can vary enormously. According to the Office of National Statistics, across Perth & Kinross the average property price stood at approximately £228,000 in June 2026, broadly unchanged from a year earlier. Detached properties averaged around £390,000, with detached values increasing by 1.5% year-on-year. Milnathort provides a good example of why very local figures can tell a different story. Recorded sales there over the past year averaged approximately £307,000, with detached homes averaging around £394,000. Overall recorded prices were 6% higher than the preceding year. But averages only tell part of the story. A beautifully presented family home in Kinross, a period cottage in Milnathort, a rural property outside the villages and a small first-time-buyer flat are completely different markets – even if they’re only a few miles apart. That’s why we believe a valuation should never simply be based on an online price-per-square-foot calculation. Condition, position, outlook, garden, parking, specification and current competition all matter.

Location Continues to Be Kinross-shire’s Strength

One thing certainly hasn’t changed: Kinross-shire remains a fantastic place to live. Kinross, Milnathort and the surrounding villages offer an enviable combination of countryside and community while remaining extremely accessible for Perth, Dunfermline and Edinburgh. Add Loch Leven, excellent walking and cycling routes, local independent businesses, schooling and convenient motorway links, and it’s easy to understand why the area continues to attract buyers both locally and from further afield. For many purchasers, particularly those looking to move away from the larger towns and cities, Kinross-shire continues to offer the lifestyle they’re looking for without feeling isolated.

Looking Ahead to Autumn

Traditionally, September brings renewed activity to the property market as the summer holidays end and buyers turn their attention back to moving home. We are already seeing a good number of properties preparing to come to market, and we’re optimistic about the months ahead. The market may be more considered than during the exceptional post-pandemic years, but good properties are still selling – and selling well.
