Anyone keeping tabs on the property market will be aware that most sectors of the market have been extremely buoyant with sales prices showing a considerable upturn throughout the U.K in recent months. Here at Andersons it has been an extremely busy few months. Sales have broken all previous records with more properties having gone under offer already this year than in the last “complete” pre pandemic year in 2019!

However this seller’s market brings with it many concerns too. ‘Would be’ sellers can be reluctant to market their home as they do not want to be left homeless. We all have to get used to the new property market ‘normal’ that many viewers will not have sold. Sellers should not reject a viewer simply because they have not sold. Of course once offers are received whether an offeror has already sold may well be a factor for consideration in deciding the merits of any particular offer. A good selling agent will discuss the pros and cons in that scenario and be able to give you guidance.

It is extremely important for potential buyers and sellers to get good local advice on the saleability of their home at an early stage. Not all houses sell instantly! It is also important that you can get the best price and a quick sale isn’t always a good sale. A good agent will give you advice on whether you should just get everything ready to market and be able to proceed quickly as soon as you find your next home or whether you would be best advised to get your house onto the market and then once you get interest start looking in earnest! Remember entry dates can be negotiated too. There is a good reason selling and buying your home is recognised as one of the most stressful things you can do. A good estate agent cannot remove all the stress but we should be able to take some of the strain.
