THE DOMINO EFFECT

THE DOMINO EFFECT

April is the traditional time when many sellers start to contemplate marketing their property, but with a increase in sales falling through due to collapsing chains, there are many advantages to cutting out the chain on your side and getting one step ahead of any competition.

So why should you market your property before you find your dream home? Post covid the market was extremely buoyant and fast moving, due to the majority of purchasers being cash buyers or having already sold their home and being in rented accommodation. Property was flying off the shelf, with closing dates left, right and centre, in a market that simply didn’t entertain anyone with a house to sell.

Fast forward to 2023/2024 and whilst prices have remained pretty steady, the lack of property available at certain points in the year, has pushed buyers into waiting to secure a purchase before marketing their own property, most finding many offers are not accepted subject to sale, which then forms a chain where a group of property buyers and sellers are all linked together because their purchase or sale depends on another somewhere along the line. This is the reason why properties have been coming back on to the market, sometimes months after an initial offer has been accepted, due to the domino effect, where one link in the chain falls and the whole chain then collapses, which can not only be devastating emotionally, but costly too.
